Our Landlord Fees.

Tenant find only £1000 inc. VAT

Our Tenant find only Services includes marketing the property on Zoopla, OnTheMarket, Primelocation and other major portals and carrying out viewings, then reference checking prospective Tenants. This proving satisfactory, we then go ahead and prepare the tenancy agreement free of charge and if required an inventory and check in (see fee below).

We will then collect the first month’s rent and damage deposit and credit this to the Landlord less our agreed fee. Managing the tenancy, including the maintenance and rent collection, will then be the responsibility of the Landlord. We are will contact the Tenant towards the end of the tenancy with a view to renewing the tenancy agreement, or arranging to check them out and re-advertising the property to let.

Fully Managed Service 10 % + vat monthly management (No set up or admin fee)

Full Management

Our fully managed service provides for the marketing of the property on Zoopla, OnTheMarket, Primelocation and other major portals and carrying out viewings, we will then reference check potential tenants. This proving satisfactory, we then go ahead and prepare the tenancy agreement and if required an inventory. The Tenant will then be checked in against the inventory. Utility readings will be taken and utility providers informed.

During the tenancy we carry out periodic inspection visits. Should these bring to light any maintenance issues, we will arrange or recommend any necessary repairs. Tenants can report maintenance issues 24/7 and we will arrange repairs within the confines of our Management Agreement. Knights Mk will Collect and process rental payments. Rent will be paid automatically to the Landlord’s nominated bank account and monthly statements sent out. We also prepare yearly statements on request free of charge.

Towards the end of the tenancy, we contact the Tenant, with a view to renewing the tenancy agreement, or arranging to check them out and re-advertising the property to let. Rent Guarantee and Eviction Cover Free for the first six months of any new tenancy we fully manage. Option to purchase after.

Knights MK offers detailed check out reports. The check out report is a type of inventory report which is conducted at the end of the lease or tenancy agreement. It describes the condition of the property when the tenants are about to move out.

The check out document includes both written and photographic information. The report is used by end of tenancy cleaners and should be compared to the inventory in order to determine if there are any property misuses or damages. In case such appear, future deposit disputes can be easily solved thanks to the comprehensive inventory reports. This is the reason why our team at Knights MK keeps in record all reports prepared by our inventory clerks.
